Introduction

The Durum Industrial REIT provides investors with access to a pure-play industrial real estate portfolio designed to seek to deliver stable income and NAV growth. The Trust employs a disciplined value-add strategy centered on acquiring assets below replacement cost, executing targeted capital improvements, and building long-term tenant relationships.

Focused exclusively on industrial real estate, the portfolio includes distribution centers, manufacturing facilities, and logistics-oriented assets that support supply chains, trade, and e-commerce infrastructure. The REIT is structured as an open-ended trust, offering investors institutional-quality exposure to private real estate without direct ownership or operational responsibility.

Key Reasons to Invest
  • Defensive Asset Class: Industrial real estate historically supported by long-term demand from e-commerce, logistics, and manufacturing sectors
  • Target Income Generation: Distributions are targeted at approximately 7% annually (Series J), derived from rental income.
  • Inflation Hedge: Real estate is broadly considered a hard-asset inflation hedge, supported by rising replacement costs, built-in rent escalations over lease terms, and triple-net lease structures where tenants bear property taxes, insurance, and maintenance costs limiting the landlord's exposure to rising operating expenses.
  • High Occupancy Portfolio: ~97.2% occupancy supports consistent cash flow generation
  • Geographic Focus: Targeted exposure to Western Canadian industrial markets, with portfolio concentration in Alberta, Saskatchewan, and Manitoba.
Project Overview

Durum Industrial REIT owns and operates a portfolio of 19 industrial properties totaling over 629,000 square feet across 11 markets in Alberta, Saskatchewan, and Manitoba. The Trust focuses on stabilized, income-producing assets with long-term leases, while continuing to grow through strategic acquisitions and capital improvements.

The REIT operates as a continuous acquisition vehicle, deploying investor capital into its LP structure to expand the portfolio and pursue asset value growth over time. Growth opportunities are supported by regional economic fundamentals, including population growth, industrial demand, and supply chain infrastructure needs.
