Strong Alignment:
Sponsors have committed approximately $41.7 million alongside investors.
The Forum Make Space Storage Fund owns and operates a diversified portfolio of storage assets, including traditional self-storage facilities, portable storage containers, and outdoor vehicle storage. The Fund targets assets with embedded value-add opportunities such as underutilized land, suboptimal pricing, and operational inefficiencies.
Value creation is driven through vertically integrated property management, technology upgrades, revenue management systems, and expansion of ancillary storage offerings to enhance cash flow and long-term asset value.
The Fund’s portfolio is strategically diversified across six Canadian provinces, with a deliberate focus on undersupplied secondary and tertiary markets where institutional competition is limited and acquisition pricing remains attractive.
These regions typically exhibit lower storage square footage per capita, supporting stronger occupancy and pricing power. By targeting markets often overlooked by large operators, the Fund is positioned to generate higher in-place yields, faster stabilization, and enhanced upside through operational improvements.
